As discussed please find below our appraisal of the site at Clarke’s Yard.
The figures include and exclude the element of low cost/rental and shared ownership*. We have identified these plots as being our understanding of those allocated? Should this alter the GDV figure will require amending accordingly.
Based upon our conversations we understand three of the flats to be the low cost rental at circa = £320,000 plus one of the smaller houses to be the shared ownership at £215,000. The full deduction off of the GDV relating to these units = £535,000.

Sturminster Newton is a traditional market town. The town has a weekly market on Mondays, a range of shops including traditional butchers and delicatessen, supermarket, cafes, pub, library, doctor and dental practices, health centre, churches and schools. The town also has an exceptional and active arts centre which provides a wide range of music, theatre and other events, a recreation ground and the surrounding area has some fantastic walking countryside.
The demographic of the town: There are about 4,500 people living in the town and about 2,500 aged between 18 and 64.
There is some employment in the town, there is a light industrial site, but many people work in Bournemouth and Poole.
The larger towns of Blandford Forum, Shaftesbury and Sherborne are within easy reach by road and Gillingham has a main line station to London Waterloo (approximately 2 hours).
