Situation
The land is located within the picturesque hamlet of Sutton, Castle Cary. The hamlet of Sutton is a small residential hamlet with a number of agricultural farms, residential dwelling houses and gardens in the immediate proximity. Sutton is a quiet hamlet with a small collection of houses and is just a few minutes drive from the popular market towns of Castle Cary and Bruton. Planning permission has been granted for the formation of a new access gateway directly from the road together with hardstanding area as shown on the attached plan - Ref. No: 2020/0136/CLP, Mendip District Council.

Rights of Way, Easements Etc
We are not aware of any rights of way over the land and the property is sold as far as required by the vendor and will be conveyed subject to all rights of way, easements and way leaves of telegraphs poles, drains and wires, electric pylons and cables, water and gas pipes at present erected on and passing over or under the property and subject to the agreements affecting the same (if any).
Overage Clause
The land will be sold subject to an overage clause in favour of the vendors and their successors. Stating, ‘in the event of planning permission being obtained for residential/commercial development within a term of 20 years from completion, the purchaser(s) will be liable to an uplift payment of 25% from the current agricultural value The overage will be triggered upon either, the commencement of building works on the land or sale of the land with the benefit of planning consent, whichever is the sooner. Directions
From Castle Cary head north west on the B3152 and continue to merge onto the A371 heading north towards Shepton Mallet.
