GRADE II* LISTED STONE BUILT HOUSE EXUDING CHARACTER, CHARM & MANY ORIGINAL FEATURES WITH 4 BEDROOMS, 4 BATHROOMS & SOUTH FACING WALLED GARDEN
Swanage is a desirable residential area and a popular holiday and second home destination, with a multitude of attractions and events throughout the year. Sitting on the eastern edge of the Purbeck peninsular, the sandy beaches extend the length of Swanage Bay. As well as the constant draw of the beaches, Swanage forms part of the World Heritage Jurassic Coast, and boasts the Historic Steam Railway, a variety of Restaurants and Character Pubs, good Schools and a unique assortment of Shops.
Set within a delightful walled south facing garden, Newton Manor Hall presents an exciting and unique opportunity to acquire an historic Grade II* Listed building, offering an abundance of charm and character, set within walking distance of Swanage town, sea front and beaches.
Newton Manor Hall was originally a 17th Century barn, part of the Newton Manor Farm and was converted into a dining room for the farmhouse in the 19th Century. Newton Manor Hall itself has a stone slate roof with glazed timber lantern and turret in the centre. There is a large stone mullioned oriel window in the former cart entrance in the south side facing the High Street. West of and adjoining the hall, is a lower structure of similar construction originally a cottage considerably reconstructed and now forms part of the accommodation of the hall.
In 1876 the entire property was bought by Sir John Charles Robinson, director of the Victoria & Albert Museum, who carried out considerable works to the property. The coach house in the south west corner of the site which is accessed via Morrison Road, is a late 18th Century Purbeck stone walled and roofed single storey building with double timber doors fronting the Morrison Road part of the site. The structure is Grade II* Listed.
The northern stone boundary wall is probably 18th Century, having cock and hen copings over the length of 9 metres. There is a ball topped pier mid away along the wall which defines the edge of the courtyard immediately outside of the coach house. Internally within the courtyard and coach house the covering of cobblestones remains unaltered and retained as an important historic feature. A cast iron Victorian water pumping handle sits next to the gate to the High Street.
An impressive Front Door with dressed stone surround and stone coat of arms above opens into the vestibule with tiled floor and generous space for coats and shoes. The inside of the Front Door is an oak original, ornately carved, around the wall is original wood panelling incorporating an oak cloak stand and a sky light brings natural daylight to this space.
Wooden steps through elegant wooden double doors with ornate architrave open through to the main Hall and Living accommodation. This beautiful room with outstanding character and unique features presents a versatile, comfortable and spacious Living/Formal Dining Room. A floor to ceiling south facing stone mullion bay window with leaded light windows cascades daylight into the body of the room, highlighting the floor to ceiling Purbeck Stone fireplace, a lovely symmetrical feature with raised hearth, and stone archway, leading up to stone corbels supporting a high wooden mantlepiece and architrave framing to match in with the half height wooden panelling surrounding the whole room. A wood burning stove is fitted to maximise efficiency of heat output. The western end of the main hall provides plenty of room to accommodate a large formal dining table, comfortably seating in excess of 10 people. The ceiling has exposed beams and is vaulted above the stairway and landing rising up to provide a viewing platform of the historic glazed timber roof turret. Two other stone mullion and lead light windows bring more natural light to the room and the grand staircase rises up with a half Landing and full Landing overlooking the Hall below.
Two steps through an ornate door and surround leads to the Kitchen, located in the original cottage part of the house. A characterful kitchen with exposed stone wall, beams and south facing window. Designed with a good selection of wall and base units with inset Belfast sink, induction hob, integral oven, dishwasher and washing machine, with plenty of space for full size fridge/freezer and breakfast/casual dining table with settle bench and chairs.
From the Kitchen a short glazed walkway leads to an annexe/guest suite/home office/study, consisting of a good size main room with velux roof lights and patio doors to small enclosed courtyard. There is plenty of space for furniture relating to your preferred use. Along the hall is a large shower room with walk in shower, wash basin, w.c. and heated towel rail.
First Floor - Off the Kitchen a second staircase with velux roof light above, leads up to the Master Bedroom with En Suite. The Master Bedroom is a good size double with built in wardrobes along one wall. Exposed beams and west facing window make this an inviting and tranquil room. The En Suite consists of walk in shower, wash basin, w.c. and heated towel rail, an extra double storage cupboard is also accessed from here.
Main Hall First Floor - The grand staircase climbs to a galleried Landing allowing views to the main Hall below and through the majestic bay window to the garden. Bedroom 2 is immediately to the right at the top of the stairs, a bright charming double room with exposed stone wall with tapering stained glass leaded light window, exposed roof beams, south facing window and ample space for furniture and storage. Bedroom 3 to the opposite end of the landing is a light and spacious double/twin room with exposed roof beams and internal stained glass window to galleried landing. A south facing dormer window bestows natural light to the room and there is plenty of space for bedroom furniture. Bedroom 3 benefits from an En Suite shower room comprising of corner walk in shower, wash basin, w.c. and heated towel rail. The Family Bathroom is also at the west end of the first floor and blends stylish modern with period features beautifully, exposed roof beams, ball and claw freestanding bath with overhead shower and screen, wash basin, w.c., heated towel rail and built in storage are all very appealing to the eye.
Outside - The south facing front garden is fully enclosed with stone walls with a pedestrian access gate set in the front wall flanked by stone pillars capped with stone ball finials. A lawn with established borders draw the eye across the garden. A magnificent Magnolia tree planted to the side of the bay window provides extra interest from the twisted trunk to the glossy leaves and splendid fragranced flowers. Brick and stone paths wind around the garden to a raised terrace providing an area to relax in the sun or enjoy al fresco dining with the sound of trickling water to the small coy pond. An archway leads through to the open fronted Coach House and cobbled courtyard.
To the rear of the property there are two enclosed courtyards, either side of the annexe providing sheltered and private areas.
