Description The Oast House may be a mere 6 minute drive from Tunbridge Wells Station, but, tucked away in a tiny hamlet between Langton Green and Speldhurst, it is a magical 18th century secret surrounded by fields and woodland.
Along with the original farmhouse and a number of restored barns, all of which retain the most wonderful vernacular features of the period in which they were built, the Oast is a significant part of the original farm that served Dornden (the grand building set back on the Langton Road, that once entertained Princess Alice and other dignitaries). What a place for explorers, young and older! And all within a 10 minute walk across the fields to Rusthall, one of the most practical and useful villages in the Tunbridge Wells area â you can get everything there, which means that when it snows, you wonât go hungry!
Though in many ways a testament to a bygone era, The Oast House provides the most wonderful backdrop to 21st century, multi-generational living. A marvellous place to entertain, it has flexible accommodation downstairs which provides the opportunity for regular change and adaptation. The three reception rooms include a double height beamed reception hall with minstrelsâ gallery and huge brick fireplace â for the current residents, it has provided a stage for a life of warmth, fun, laughter, friends and family â even the setting for a medieval banquet last Christmas. The cosy snug leading from it is a great place to curl up together for TV, games or books.
Cooking In Style
Contrary to popular belief, it is easy to have a kitchen in a roundel â this family are all keen cooks and have made sure that the kitchen works for them⦠itâs a double height room which provides additional storage space through hanging racks and everything a creative cook needs is on display along with an eclectic collection of ceramics, glass and pans. With doors onto the terrace from both kitchen and the next door roundel sitting room, all year entertainment is easy.
The couple have been clever with the compact upstairs family bathroom, with black & cream metro tiles complementing the beamed ceiling, and deco-style fixtures (bath, loo and wash basin) making a small space sharply smart. For consistency the downstairs shower room is decorated in the same style. And thereâs a really quirky and efficient en-suite to one of the upstairs bedrooms, providing a generous size shower, loo and vanity basin.
Versatility At All Times
So with the downstairs shower and a fourth in the studio, this house can absorb and cater for plenty of people over extended periods⦠and has done over the years, particularly when both children were bringing multitudes of friends home for sleep overs and camping in the garden, often with no warning.
The large south-facing garden descends from two terraced entertainment areas, one of which has an impressive brick-built barbecue sheltered by a magnificent magnolia. There have been many jolly lunches and late night suppers under that tree with large numbers of people sat at a trestle table groaning with goodies.
The current owners, Sue and Nick, have made sure the outside space is easy to maintain, with shrubs down both sides of the garden, a paddock area at the bottom (great for football, sledging â and for providing a race track for the dogs!). Large mobile trellised troughs planted with a variety of flowering climbers have enabled the terrace to change shape and size when increasingly independent children and their friends with cars determine that four or five parking spaces are readily available.
Words From The Owners
"This wonderful house has been part of our family and it has evolved with us. As the children have got older, it has willingly adapted to their changing needs. Having a fifth bedroom downstairs (once the playroom), with a separate shower room available to one and all has been a real boon, initially for weekend guests and later for our teenage daughter who has been able to creep in late un-noticed!â Both Nick and I have worked from home for extensive periods whilst living here, so the separate studio/office has come into its own, and having a shower room there makes washing the dogs off after a walk very easy!"
Langton Green is a popular village on the western fringes of the vibrant spa town of Tunbridge Wells with local shops, church, pub, community sports club/recreation ground and an excellent primary school. Tunbridge Wells is just over two miles distant and has an array of restaurants, leisure facilities and shops, including the historic Pantiles, the elegant Georgian colonnaded walkway believed by many to be the most pleasant place in Tunbridge Wells to browse, shop, eat, drink and stroll.
