This gorgeous Victorian villa is in one of the most sought after areas of Ramsgate. The historic Vale Square, with its lawns and woodland, including a 150 year old walnut tree, is available to residents for their personal use and provides an opportunity to host garden parties, picnics and other events creating a charming community atmosphere. The lovely Grade II listed building is spread over four floors and provides attractive and versatile family accommodation and includes a variety of period features such as picture rails, ornate coving, central ceiling roses and multi pane sash windows. It has been beautifully refurbished and is just ready for new owners to walk straight into without having to do anything but install their own furniture. There is a country style kitchen/breakfast room with a range cooker, dishwasher, integral fridge/freezer as well as French doors to the charming very private walled courtyard garden that makes an ideal outdoor room for al fresco entertaining. Adjacent is a fascinating ‘beach hut' style utility room and a contemporary cloakroom. The large lounge & dining area includes pine flooring, an impressive floor to ceiling original multi pane window with views over the square and a curved marble fireplace as well as glass double doors through to the light and bright garden room that also has access to the courtyard through French doors. It has a secondary staircase that leads to a ‘den' or study with walls of shelving and is an ideal hideaway for kids wanting their own space but not too far from the rest of the family. Large and modern family bathroom with a bath and separate shower off the half landing and on the first floor you will find the gorgeous master bedroom with a large bay window and French doors onto the original wrought iron balcony and a vast dressing room as well as an en suite double shower room. The second floor includes two large double bedrooms with views over the specimen trees in Vale Square. One of the bedrooms also has a large seating area that could always be converted into a ‘Jack and Jill' bathroom servicing both bedrooms. On the top floor are two bedrooms with vaulted ceilings and plenty of eaves storage. Set back from the road so provides off road parking and a large garage – a real bonus in this part of Ramsgate

What the Owner says:
“I moved here from London some eight years ago as I fell in love with the house and the area the moment I saw it. However the children are now growing up and I feel it is time to start a new chapter in my life but I shall continue to live in Ramsgate where I and the family have made many friends. It is great to be part of the square, which has a real community spirit, while the town offers everything you need for day to day activities. We can walk the dogs on blue flag sandy beaches or Pegwell Nature Reserve, take a short stroll to the bars, cafes and restaurants that abound along by the marina - my brother owns the Royal Harbour Hotel along with the Empire Room and Little Ships Restaurant, or cycle along the Viking trail all the way to Reculver if you feel energetic. There are excellent private and state schools in the vicinity including Wellesley House and St Lawrence as well as outstanding primary and grammar schools. The sailing fraternity can moor their boats at the only Royal Harbour in the country and enjoy the facilities at the Royal Temple Yacht club and if golf is your game there are numerous courses and clubs nearby including St Augustine's and North Foreland as well as the championship courses at Sandwich. I fell in love with the rich history of the area too – Romans, Vikings and Christianity all came ashore here. It is steeped in Art, Literary, Napoleonic and Royal History too and of course the infamous Dunkirk Little Ships who departed from here in 1940.
