Â· This house was designed, and construction was overseen, by Peter Ranken, Accredited Passivhaus Design (part of The Tooley & Foster Partnership llp).
Â· The house is certified to Passivhaus standard by the Passivhaus Institute, Germany. The standard imposes an exacting quality assurance process and rigorous modelling and independent testing to ensure construction complies with Passivhaus specification. The Passivhaus specification focuses on maintaining a comfortable living environment and energy saving.
Â· Energy saving means a large reduction in energy costs, typically 75-80% less than a property built to the current highest UK Building Regulations standards.
Â· The construction is thermally highly efficient. The floor slabs, building frames and roofs are super-insulated with great attention given to eliminating thermal bridging. Exterior walls achieve u-values of less than 0.15. High performance triple glazed windows and insulated front doors result in u-values of less than 0.8.
Â· The construction is airtight and therefore draught free. Measured air changes are less than 0.6 per hour at 50Pa (Pascal). The Passivhaus airtightness standards are so exacting that letterbox openings are not permitted in front doors or walls.
Â· Super-insulation has the added benefit of making the house acoustically insulated from traffic noise.
Â· Windows are recessed in the structure of the house to reduce solar gain in summer but allow it in winter when the sun is low.
Â· The property benefits from a virtually noise free mvhr system, which provide a 24/7 supply of filtered, dust free air. This ensures high internal air quality, minimal risk of condensation and comfortable temperatures in summer and winter.
Â· The mvhr system extracts stale air whilst fresh air is drawn in on a constant cycle. In winter, the heat recovery system is automatically activated to pre-heat fresh incoming air, using heat from the air being extracted. This system recovers over 90% of heat. The mvhr system means that windows do not need to be opened to ensure ventilation, as the system is constantly circulating and exchanging air to ensure a fresh and healthy living environment.
Â· To supplement the mvhr system in winter, the property has a small electric panel heater in the living room, plus heated towel rails in shower rooms. This together with heat generated from normal family occupation (e.g. From kitchen and laundry appliances, electronic appliances, human body heat) is sufficient to keep the house comfortably warm in winter.
