Description

Brilliant three bed Victorian conversion maisonette with large west-facing garden section of over 40 feet (access is via the side of the house), and both bath and shower rooms. This home’s been thoughtfully and beautifully renovated under the current owners’ occupancy, and is located on a wide, tree-lined residential street in the Telegraph Hill Conservation Area of New Cross. Parking is unrestricted, on-street. Leasehold.

Once the home of Victorian poet Robert Browning, this idyllic hillside residential neighbourhood was developed in the late 19th century, replacing market gardens with high-standard housing. At the best-connected end of the favoured street of the ca, the property offers up approximately 1061 square feet over raised ground and first floor levels.

New Cross Gate Station is an 8 minute walk for Overground and regular services. Queen’s Road Peckham Station and Nunhead stations are only a little further (all Fare Zone 2), and bus routes run day and night from nearby Queen’s and New Cross Roads. Parking is currently unrestricted, on-street.

In your own front door and you’re greeted by original hall floor tiles. It’s all very classy and continues in this theme. At the top of the stairs double doors open into a massive stripped-wooden-floored reception room of over 17 feet by over 15, with a deep bay window, additional sash, and lovely fireplace. The kitchen is set off this room with an open-plan feel, and with leafy views, modern wall and base units in timeless Shaker-style, topped with solid wood counters.

Back on the landing there’s a large built-in storage cupboard (nice decision) plus a door to the contemporary shower room. Up to the half-landing and you’ll find the first two bedrooms. The first, to your left, is over 10 feet by over 7, and the rear double bedroom is over 12 feet by over 10 with green vistas. The rear bedroom has stripped wooden floor boards, while the other has a pale carpet.

On the first floor you’ll find the property’s main bathroom with tasteful herringbone metro tiling, and high-end sanitary ware, and the largest bedroom - of over 13 feet by over 10; this one’s got carpet underfoot, and garden views from the window.

What a spot. A leafy community with all of London in easy reach (New Cross Gate puts you one stop from London Bridge). It’s also looking good for Bakerloo trains at the end of this decade!

Telegraph Hill’s Victorian upper and lower parks (open to the public since 1895) are at the top of the road. The lower park hosts a popular Saturday market, while the upper one has free to use tennis courts with skyline views.

Local schools are well-regarded and include Ofsted-rated ‘Outstanding’ Haberdashers' Aske's Hatcham College (covering 3-18), St James's Hatcham Church of England Primary and Edmund Waller Primary. There are good nurseries in the neighbourhood as well.

We’re big fans of New Cross’s centre; with its pretty, historical buildings, Curzon cinema and growing number of pubs and eateries, including The Rosemary (organic Hungarian fayre), The White Hart, The Rose Inn, The Telegraph at the Earl of Derby, The Amersham Arms and The London Particular cafe.

Nunhead is also close with its high street village feel - here we like Ayres bakery, Bambuni deli and fc Soper wet fish shop, as well as El Vermut, The Old Nun’s Head and French restaurant, Babette.

Thanks to Goldsmiths University, New Cross attracts a cool creative crowd as evidenced by the huge, newly opened contemporary art gallery (part-funded by alumni Damien Hirst and Antony Gormley) in the Grade II listed Laurie Grove Baths.

A big Sainsbury’s store by nxg Station is on hand for ‘the big shop’.

Deptford High Street is fairly close too for top restaurants including Marcella and The Winemakers Club. Tea House Chinese Restaurant is also great. And of course Peckham is also close for more options. View more View less
